Total size of villa 200 sq metres. Villa is reachable by bus from Nice. Linen & Towels provided & changed at end of each week. Baby Sitting Offered.

Master bedroom with double bed on the upper floor with own bathroom. 3 further bedrooms on the lower floor, 2 with double beds and one as 1 single and 2 bunk beds. 2 additional large french style sofa beds in seperate rooms when required.

Master bathroom on upper floor with bath/shower and wc. Seperate wc also on upper floor. Lower floor has 2 new shower rooms with wc, and additional bathroom with bath/shower.

Very large living room on upper floor with impressive solid wood table & chairs for 10. Pleasant lounge area with settees & easy chairs — views across the valley to olive groves. TV with DVD and Video. 1 sofa bed here for additional guests.

2 full kitchens with cookers and hobs, fridge/freezers and microwaves and most important dishwashers, newly fitted, well equipped Provençal style kitchen-views over valley, 2nd kitchen-well appointed & equipped-overlooks terrace,pool & garden. 1 washing machine

Living room on lower floor next to kitchen and covered outer terrace leading to the pool via lockable patio doors. TV with DVD and Video. Another sofa bed here for flexable sleeping arangements. Sun room on upper floor with full size table football for the children. Pool room outside next to pool with full size table tennis table and washing machine.

Accomodation Notes
Fans in all rooms and also air conditioning on the upper floor, the lower floor is well shaded and does not need air-con. South terrace can be closed with sliding patio doors-safe play area for small children. Ideal for families or group of friends holidaying together.
Wheelchair Access
The lower floor would be ok for a wheelchair very easily, the upper floor not.
Outside
Private outdoor pool, size 7m x 5m, not heated. The pool area is very private and close to the house. The pool can not be overlooked from outside the property. Sheltered car parking, drive will fit 6 cars.Barbecue when permitted. Boules court. Sand pit. Lower garden left as natural area-adventure land for older children. The villa is set in large grounds with many palms and fruit trees, you are welcome to pick the fruits and also the olives. The villa is surrounded by its own well laid out garden of 2700 sq. metres, just under 3/4 of an acre. The garden gives off a lovely smell in the summer and the terrace area shown above is a delight for both breakfast and also evening meals. The garden has night lights that can be turned on by remote control.

Telephone free for local calls and receive all calls & make emergency calls. 800m from villa are super views over nice to coast. Pizza outlet 800 m.-cooked open wood fire-delicious. Car would be good but not necessary, bus to Nice every 20 minutes. Very good restaurant only 900 metres from villa. Local bank is 5 minutes by car.
Local Information
The Villa is located in a small and very french village above the hills of Nice and this makes the location very enjoyable from the contrast of package holidays.

Conservation area in HEIGHTS above Nice-15 mins drive to beaches. 15 mins drive to mountains & "arriere pays"-15 mins. Drive to airport-15 mins drive to motorway. This property provides a haven of peace & tranquility with views of mountains & country side & yet is near to all that the Cote d'Azur has to offer. Booking Notes
Welcome Pack — Can be provided on arrival if required. Booking form required with all guests names. Deposit of 500 pounds in cheque form, returned on departure. Full payment required 6 weeks before arrival, 20% holding deposit to secure booking. Prices range from 1000 pounds and rising to 1950 pounds in peak season and large groups. Discounts are offered for multi-weeks, smaller groups and late bookings. Minimum booking duration is 4 nights.
Changeover day
Saturday to Saturday, but this is flexible, arrive after 2pm, and depart before 11am, but this is again flexible. We have many people now using cheap flights from the low cost carriers and so mid-week bookings are becoming very popular.
