This privately owned 2 bedroomed house sleeps up to 6 people. It is one of a group of houses built at the beginning of the last century around a small courtyard, in the village of Abeilhan; a wine producing village in the south of France. It is detached with 2 private terraces, a large secure garage and sits close to the center of the village. The house has been fully re-decorated and furnished throughout to be simple yet very comfortable. Abeilhan’s distinctive square and stone church tower act as a landmark, particularly when lit up at night, and the village has many local shops and amenities including a post office, cash machine, chemist, bar, restaurant, bakers, newsagents, etc. In addition there are 2 wine co-operatives within 2 minutes walk where the local produce can be sampled and bought. The house is available from April until October and is easily accessible by road, rail or from the numerous nearby airports

There are 2 double bedrooms, one with twin beds,bedside cabinets and patio doors leading onto the front terrace. The other with a double bed, bedside cabinets and both have large built in wardrobes/storage rooms. The sofa can also be pulled down to a comfortable double bed if required.

Naturally lit bathroom with bench, shower, wc and washhand basin with storage beneath.

The large living room has patio doors which open onto the front terrace, 2 armchairs, a sofa, 2 stools and coffee tables.

There is a fully equiped modern kitchen with gas hob, oven, fridge, freezer, microwave and all possible utensils.

The kitchen is connected to the dining room which has a dining table and 6 chairs.

The towels and linen are provided (except beach towels) and these are changed at the end of each let. The property is cleaned at the end of each let.

The house has tiled floors with rugs throughout and heaters (if required) in every room.

The house has 2 terraces, one each to the front and rear, as well as shared use of the roof terrace adjoining from which there are beautiful views of the countryside surrounding. There are deckchairs provided and a barbeque which is stored in the garage beneath.

The village has a restaurant, bar, shops, pharmacy, post office 2 wine co-ops and banking facitities. The well stocked supermarket nearby also has a garage open 7 days a week.

The house is located very close to many unspoiled beaches all along the Mediterranean coast, the national park of the 'Haut Languedoc' as well as historic towns and beautiful countryside. The area produces more wine than any other in France with a growing reputation for quality as well as quantity

The closest beach is 20 mins drive to the south and there is nearby golf courses, pony trekking, hiking and canoeing.

A 25% deposit (non-refunable) is required to confirm any booking with the balance to be paid in full 4 weeks before arrival. A (refundable) security deposit of €150 is also required.

Changeover day is Saturday. The house should be vacated prior to mid — day on the morning of departure and the arrival time should be confirmed to allow entry to be arranged.
