Our pleasant, spacious, modern, centrally located, secure entry apartment is situated within easy walking distance of the town centre giving full access to the "City of Discovery". Scotland's 4th city has something to offer all age groups of travellers and is surrounded by sea, the Tay estuary, hills and distant mountains. The apartment is elevated and provides sea views towards the estuary, bridge and the Fife coastline. The apartment is ideally located near to all major road links giving quick and easy access for exploring a good portion of Scotland by day returning to your "home from home" apartment in the evening. Road and Rail links situated close to the apartment provide access to some of Scotlands most spectacular scenery. Scotlands other 3 major cities, Edinburgh, Glasgow and Aberdeen are all easily accessed within one to two hours of leaving the apartment. Accessing Stirlingshire is again an easy commute providing scenic routes through quaint towns and villages.

Bedrooms

The apartment sleeps from 2 to 6 guests comfortably. The double sized master bedroom to the front of the property accommodates a king size bed, wardrobe storage and a window with views of the Tay estuary, the North Sea and the bridges to the Fife coast line. The second double bedroom is extremely versatile and has one adult sized single bed. In addition there is a adult sized double futon bed with a single bunk. The second room would accommodate a number of guest permutations sleeping up to 4 guests comfortably. Both bedrooms are freshly decorated and both are equiped with a TV.

Bathrooms

A sizable clean family bathroom with bath/shower over, wc, and wash hand basin. The shower is an electric shower providing hot water 24/7.

Living Rooms

The bright lounge faces the front of the property and accomodates a breakfasting /dining area with extendable dining table that will seat up to 6 guests. The full sized window overlooks the esturay. The flat is within the city it is postioned in a quiet culdesac. Ample comfortable seating is available with television, freeview and CD/DVD player.

Kitchen

A modern kitchen fully equipped with a washer/dryer, fridge/freezer, hob, oven, microwave etc. The kitchen has a dining/seating area and is surrounded with fitted units. The kitchen comes equipped all necessary equipment and utensils.

Other Rooms

The hall provides access to two good sized storage areas ideal for golf clubs, suitcases etc.

Cleaning & Linen

All Towels and linen are supplied with the property. Guests are however asked to bring their own beach towels. The property is cleaned and prepared prior to the rental. Guests are asked to maintain standards of cleanliness within the home during their stay, as required. If staying more than a week, an additional cleaning service is available for changing sheets, vacuming and dusting.

Internally the apartment is fresh, clean and tidy and comprises of a hall, a spacious lounge/dining room with two picture windows providing views towards the sea and Fife coastline. The master bedroom faces the front with views towards the sea. A double sized room, it offers a walk-in wardrobe and a king sized bed. A second doubled sized bedroom provides two additional single beds and a large walk-in wardrobe. Their is a family bathroom with bath and electric power shower. The kitchen offers both cooking and washing facilities. A fridge freezer and microwave together with various utensils, plates, crockery, towelling etc. is provided. A small breakfasting table resides within the kitchen. Externally private car parking is available free of charge. While the two rooms accomodate up to 4 people, at our discretion additional beds and bedding can be supplied. Additional beds and bedding will provide accomodation for a maximum of six guests in total within the apartment. If more than 2 people are residing in the apartment an extra Person Charge will be applied on a per person basis starting with the 3rd person. The nighly rate applies for either 1 or 2 guests to stay and gain access to the full apartment with all amenities. The rate also includes a breakfast and welcome pack. IF STAYING FOR A WEEK OR MORE DISCOUNTS ON THE NIGHTLY RATE MAY BE NEGOTIATED. For the 2010 Open Championship we will meet and greet you on Saturday 10 July 2010 (or other pre-arranged date of arrival) and arrange the check out inspection on Monday 19 July 2010. Please note over the 9 days of the championship the apartment will be rented as a home for a fixed rate of £4,500 for 6 people over the 9 day period. These prices cover the full 9 day period, for additional days please contact me. This is a competative price compared to other accomodation or local hotels. Distances

Travel 5 minutes from the aprtment towards Perthshire and surround yourself with hills and flowing rivers. Visit Perth only 22 miles away from the apartment or simply cross the Tay bridge literally 5 minutes drive from the apartment to access all that Fife has to offer. Both Dundee area and the East Neuk of Fife provides access to a range of world class golfing facilties. The historic University town of St Andrews is situated approximately 10 miles from the apartment. Small fishing villages reside both sides of the Tay along the Angus, Fife and Tayside regions. Dundee, Tayside gives you easy access to: Kingdom of Fife: just 3 minutes across the Tay Bridge St. Andrews: 20 minute drive, (14 miles) Angus county: 5 minutes drive East Angus is one of Scotland's better kept secrets, beautiful countryside on the east coast of Scotland with the towns of Arbroath, Montrose, Brechin, Kirriemuir, Forfar and Carnoustie is only 15 minutes drive. Booking Notes

A 30% non refundable deposit is required to secure booking. 8 weeks prior to holiday the remaining balance must be paid.

Changeover day

Change over days usually run from Friday to Friday however changeover days are flexible. Arrival times are usually from 4pm until 6pm. These can be negotiated with prior warning. Departures are usually before 10am however these can be negotiated depending upon other bookings.
