The apartment is a new one bedroom luxurious holiday home, on the first floor of a small residential apartment block, and will provide all the comforts of home for 4 people. It is ideally situated in the heart of Juan-les-Pins, 300m from the beautiful sandy public beach, a few minutes walk from the village centre and 50m and 100m from Leader Price and Spar supermarkets respectively. Immediately across the road is Jardin Pauline – a small park with lawns, trees and benches including a well equipped children’s play area. Although the building is on a very busy road the apartment is at the rear and is, therefore, very quiet. In addition it has excellent sound insulation and double glazing complying with the latest French regulations. A car is not required to visit the many attractions (however, there is a designated parking place in the underground car park) – a bus stop is outside the front door. The balcony faces south and has the sun on it all day.

Bedrooms
In the AIRCONDITIONED bedroom we have 2, 90cm single beds which join together to make a very comfortable kingsize bed. A free standing wardrobe and a built in wardrobe provide ample hanging space. There is a chest of drawers and a reading light on each side of the bed(s). In the lounge there is a sofa bed which converts into a double bed. There are 2 bedside chests chests of drawers and reading lights.
Bathrooms
The bathroom is very attractively tiled and has a bath with shower and a marble topped wash basin unit topped by a large lighted mirror. The WC is separate and is tiled to match the bathroom. There is a wash basin and unit with a mirror above.
Living Rooms
The AIRCONDITIONED living room is equipped with a folding solid wood dining table and 4 chairs, a coffee table with storage underneath for bedding, 2 easy chairs, bookcase, mini hi-fi, 28" widescreen television with Sky free to view satellite channels.
Kitchen
The AIRCONDITIONED kitchen is at the end of the lounge and is equipped with a full fan oven, 4 plate electric hob, washing machine, microwave oven, fridge/freezer, coffee maker etc. There is cutlery and crockery for 6.
Cleaning & Linen
Cleaning and towels& bed linen are charged at a small additionl price.

Wheelchair Access
Wheelchair access is no problem. There is lift to the apartment and to the garage. There are no steps to negotiated.
Outside
BALCONY The balcony has a green plastic garden table capable of seating 6 together with 4 green plastic chairs. GARAGE There is a parking space belonging to the apartment in the underground garage.
Further Details
The best sandy beach is 300m away meaning you can walk there with all your beach gear very easily. All facilities including supermarkets, restaurants, boutiques, banks are on the doorstep. Nightclubs are a short walk away.
Distances
We are 20kms from Nice airport and can arrange pickup and return. Cannes is 8kms away.
Local Information
There is a bus stop immediately outside the front door of the building. The local bus will take you around the local area at 1 euro for 3 hours travel. The longer distance buses can take you to Cannes or Nice and anywhere in between at a cost of 1.30 euro. the railway station is a leisurely 8 minutes walk away. The trains are relatively cheap quick and easy. Travel to Italy, Monte Carlo etc.
Leisure Facilities
Shopping Juan-les-Pins offers everything in the way of chic boutiques and restaurants with all kind of cuisine. Local supermarkets are within walking distance from the apartment and they are open on Sunday mornings. Banks and cash points are just down the street. Nightlife Juan-les-Pins is renowned for its nightclubs and nightlife in general. Thankfully, however, the nightclubs and bars are not close enough to cause a nuisance. Coast/Beach The best beach on the Riviera is the sandy crescent beach of Juan-les-Pins and is within 300 metres from the apartment! Here there are sailing and wind-surfing schools, water skiing, parasailing, banana rides, glass-bottom boat trips and cruises along the coast. Beach restaurants and private sections abound where sunbeds can be hired with waiter service or there are sections that are free of charge.....there is something for everyone! Several golf courses are within a short drive and skiing is possible on a daily basis.
