This Villa sleeps 8 people, 3 dble bedrooms, large lounge with two sets of double doors leading to the verandah with BBQ area and the superb private pool. There is a fully equipped kitchen with dishwasher, washing machine, microwave etc, dining room area seating 8 people, sun room and luxury bathroom. There is also a fully equipped newly renovated independent studio with kitchen, lounge leading to patio doors - garden, bathroom and mezannine with double bed. The garden overlooks the hills and the village of Aups, it is private and enclosed, there are electric gates leading to a private drive which parks up to five cars. The garden has mature olive trees, cherry tree, mature almond tree, small water feature, a beautiful stone surround for the private pool and decking area. This villa is only five minutes walk to the medieval village of Aups which has beautiful Provencal shops, butchers, bakers, antique shops, highly recommended, cafes, bars and regular sat/weds markets.

Bedrooms
There is a double bedroom with a King Size wrought iron bed and patio doors leading to the private pool area. 2nd Bedroom has a double wrought iron bed. 3rd Bedroom has two single beds. 4th Bedroom is on mezannine in independent studio.
Bathrooms
Bathroom one has a large walk-in shower unit with power jets built into the sides of the unit. W.C. and vanity basin unit, electric towel rail. Separate W.C. Shower room with basin and W.C. in independent studio.
Living Rooms
The Dining Area seats 8 people and has a large Amoire, chandelier, and a very attractive dinining set. The Lounge is spacious with working fire place, seating for 8 people, T.V. with satellite, DVD, video, stereo system. There are two sets of double doors leading to a spacious verandah with BBQ area where you can dine also.
Kitchen
The kitchen has a dishwasher, washing machine, fridge/freezer, microwave, hob, extractor hood, oven, numerous cupboards and is fully equipped.
Other Rooms
There is a beautiful sun room which also has views of the hills. Independent studio has a pleasant lounge area.
Cleaning & Linen
Linen and towels are provided. There can be a mid-stay cleaning service if requested at a small additional cost of Euros.

Outside
The private swimming pool is 9 x 4 metres and has steps to walk in if preferred. There is a beautiful stone surround to the pool with sunbeds. Decking area, Verandah with dining and BBQ area. Parking for 5 cars, electric security gates, fully enclosed and private garden which has fruit trees, mature olive trees and views of the hills and village Aups.
Further Details
The renowned Provencal local wine producers are days out in heaven and you can enjoy and savour some of the finest wines in the world, which are not widely exported.
Local Information
Apart from the many beautiful villages to visit like Tour tour (village in the sky) and Cotignac which has an ampitheatre and many other historical interests. The Abbe de Thornet is well worth visit. The local tourist office in the centre of Aups also has local information of events, markets, antique (Brocantes) and many other interests/activitiesfor all the family. There are tennis courts in Aups as well as in nearby village Villecroze.
Leisure Facilities
Aups has many interesting mediavel features and architecture and a beautiful market twice weekly on weds and sat mornings selling local produce. The Gorges de Verdon is 30 minutes away which is world famous (there are many watersports/activites). Le Lac de St Croix is 15 minutes away and has small beaches and villages nearby. Draguinan is one of the larger villages nearby which provides an abundance of shopping and leisurely activities.
Booking Notes
Once you have decided you wish to book you can e-mail Chris Fearn and confirm details and a booking form will be sent on-line to you which is straightforward and self-explanatory to complete. Initial Deposit 30% required to secure your reservation and the balance to be paid 8 weeks before holiday dates. There is also a security deposit for breakages, damages and losses of £300 which will be held and normally returned once the property has been checked and found in good order.
Changeover day
Saturday departures by 10 a.m. — arrivals 4 p.m.
